【温哥华租房那点事】房东可以私自进入出租屋吗?

当房屋出租后,房东虽然拥有所有权,但房屋的使用权属于租客。如果房东擅自进入出租屋,是违反了法律规定的。

然而,在某些情况下房东是有权进入出租屋的,但是会有一些重要的限制。那么这期我们就来聊一聊,房东该如何合法地进入自己的出租屋。







进入出租屋的目的必须是合理的,房东仅在以下情况之一才能进入租客的住所:


  • 发生紧急情况,必须进入以保护生命或财产安全

  • 租客在家中,并同意让房东进入

  • 至少提前24小时且不超过30天向租客发出书面通知,概述日期,时间(上午8点至晚上9点之间)和目的

  • 租客放弃了出租屋

  • 租客住在酒店,有人需要进来打扫房间

  • 房东有仲裁员命令法院命令允许进入出租屋
